Check who you're actually dealing with

An owner, a management company, or a middleman who has never set foot on the property — these are different levels of accountability. Ask who physically visits the villa to meet you and sort things out on the spot if something goes wrong.

Read the terms, not just the listing

• Deposit amount and refund conditions
• Cancellation and date-change policy
• What's included in the price — cleaning, electricity, transfers
• Minimum booking length

Verify the location separately from the marketing

"5 minutes to the beach" in a listing sometimes means 5 minutes by car, not on foot. Ask for a map pin and confirm the mode of transport — walking, by bike, or by car.

Ask about the practical details upfront

• How reliable the internet is, if you plan to work
• Whether there's a generator or backup power for outages
• Water pressure and hot water in every bathroom
• What happens if the AC breaks — is there a fast-response contact
